The Kansas City Chiefs’ move to Olathe is beginning to look like much more than a new practice field and team headquarters.
The Chiefs and Hunt Midwest announced a new real estate partnership Monday called Two-Point Development, which will oversee development surrounding the team’s planned headquarters and training facility near College Boulevard and Ridgeview Road.
The goal is to create a year-round mixed-use district where people could eventually live, work, eat, shop and gather — potentially bringing restaurants, retail, hotels, housing, offices and entertainment to an area that is already seeing rapid development.
The Chiefs’ headquarters and training complex itself is expected to represent roughly $300 million in investment and is planned as the centerpiece of an approximately 155-acre Olathe site. The team has said it expects to be operating from the new facility before the 2031 NFL season.
But Monday’s announcement offers a clearer picture of what could grow up around it.
Two-Point Development is a joint venture between the Chiefs and Hunt Midwest, the Kansas City-based real estate company associated with the Hunt family. The new company will serve as master developer for real estate surrounding both the Chiefs’ future Olathe headquarters and the team’s planned stadium development in Kansas City, Kansas.
One comparison already being made is The Star in Frisco, Texas, home to the Dallas Cowboys’ headquarters and training facility.
Rather than functioning solely as a football complex, The Star has become a destination surrounded by restaurants, hotels, stores, offices and entertainment.
That does not mean Olathe will get an exact copy of The Star, and specific businesses or buildings have not yet been announced. But the formation of a dedicated development company suggests the Chiefs are thinking far beyond a traditional suburban practice facility.
Previously released projections from the Chiefs have identified as much as $1.2 billion in private ancillary real estate investment connected with the organization’s Kansas projects. That figure includes development associated with both Olathe and Kansas City, Kansas, and the Chiefs have not yet said how much would be invested specifically in Olathe.
For Olathe, the project could significantly reshape the College Boulevard corridor near Ridgeview Road over the next several years.
What is still missing are the details many residents will be watching for: What restaurants and retailers will come? Will there be apartments or hotels? What entertainment venues are planned? How dense will the development become? And how will surrounding roads handle the additional traffic?
Those answers will come as master plans and development proposals move forward.
What is becoming increasingly clear, however, is that when the Chiefs come to Olathe, they apparently won’t be coming alone.
The practice facility may be the centerpiece — but an entirely new Chiefs-related district could be growing around it.
